1.  You'll need to be pre approved for a mortgage.  Don't panic if you have no experience.  Call your realtor or you can contact me to walk you through good mortgage choices for your situation.

2.  Do some reserach on the area you want to settle in.   Google searches can yield a lot of information on schools , average home price, population, local businesses and amentities, places of worship, and hospitals.  Real Estate Agents are also excellent resources for local information.

3.   Make sure when you choose a agent you look for one that will show you the lowest price homes in the areas that suit your needs not just their agency listings. 

4.  Interview a few agents to find out who may have the best plan for your house hunting.

5.  If you have a home to sell  interview real estate agents to discover who has the best marketing plan for you as well as who will help you set the best price.  Not to high that no one will tour your home and not to low that you'll loose money.

6.  Don't be afraid to ask for what you want ie:  a fireplace, walk in closet, eat in kitchen,  finished basement and any other thing on your wish list.  let your agent attempt to find what you want but if they can't in your price range be prepared to listen to them.
